What This Means (2025 FDD)
According to The Standardx's 2025 Franchise Disclosure Document, the franchisee is primarily responsible for providing a safe and secure environment at the hotel for guests, employees, and the public. However, The Standardx, identified as Hyatt in the document, commits to using commercially reasonable efforts to secure the environment from unauthorized access, at least to the same extent it secures its own environment. This indicates a shared responsibility where the franchisee focuses on physical security and overall safety at the hotel, while The Standardx focuses on securing the digital environment and access to its systems. The franchisee is responsible for the hotel's day-to-day management, operation, and implementing and maintaining system standards at the hotel.
The franchisee is also responsible for installing and maintaining the necessary communications and security for accessing The Standardx's Property Management System (PMS) from their facilities. The Standardx disclaims responsibility for issues arising from the franchisee's choice of communication service providers or connectivity problems. This division of responsibility means the franchisee must invest in reliable communication systems and security measures to protect their data transmissions, while The Standardx ensures the security of the hosted system itself.
Furthermore, The Standardx is responsible for the security and intrusion detection of the Hosted System, which includes the OPERA Property Management System (PMS) and applicable property interfaces. The Standardx will also handle event reporting related to the Hosted System. This includes hosting, monitoring, maintaining, and supporting the Third-Party Software and Hosted Hardware. The Standardx will monitor and manage all Hosted Hardware on a 24/7/365 basis. The franchisee should recognize that while The Standardx takes on securing the digital environment, the franchisee is responsible for the overall safety and security of the hotel premises.
