What This Means (2025 FDD)

According to The Standardx's 2025 Franchise Disclosure Document, the schematic design submittal must contain sufficient documentation to review the general building and landscape concept, guest room layouts, public space layouts, and back-of-house (BOH) blocking. These documents are submitted to Hyatt at specified milestones.

The minimum items to be included in the schematic design documents are a completed site plan, individual floor plans, all building elevations, a roof plan, a full building cross-section, food service equipment plans, and laundry equipment plans. Additionally, the documents must include an operations basis of design for food service and laundry, including sizing for laundry, MEP (Mechanical, Electrical, Plumbing), FLS (Fire and Life Safety), and IT (Information Technology) plans denoting major systems and equipment.

The schematic design documents also require material imagery and samples, including those for BOH areas, furnishings imagery, and exterior signage schematics. The FDD states that unacceptable or incomplete submittals may need to be resubmitted, and Hyatt will issue a formal review before moving to the next step. Franchisees or their consultants must submit a 50% schematic design presentation and a 100% schematic design document by the deadlines specified by Hyatt for the project.
