What This Means (2025 FDD)
According to the 2025 Springhill Suites By Marriott FDD, the franchisee is responsible for securing all necessary permits and certifications for the lawful renovation and operation of the hotel. This includes, but is not limited to, permits related to zoning, access, signage, building construction, and fire safety requirements. The franchisee must also provide certification that all required permits and certifications have been obtained, if requested by Springhill Suites By Marriott.
Furthermore, the franchisee must ensure the hotel adheres to all applicable laws, standards, and design criteria, including stringent fire protection and life safety standards, even if these exceed local code requirements. Prior to advertising or operating the hotel as a Springhill Suites By Marriott, the franchisee must complete the renovation in accordance with the specified plans and standards. Springhill Suites By Marriott may require an architect's certification confirming the renovation complies with the plans, as well as a copy of the certificate of occupancy for the hotel.
In addition to general permits and certifications, the franchisee must deliver a certificate from a licensed architect, engineer, or expert consultant on accessibility requirements. This certificate confirms that the hotel meets accessibility standards. The franchisee is also responsible for retaining Springhill Suites By Marriott to test and inspect the fire protection and life safety systems of the hotel, ensuring they comply with the franchisor's standards and are fully operational. Alternatively, if the hotel meets certain criteria, the franchisee may provide a certification from a third-party licensed fire protection engineer or consultant approved by Springhill Suites By Marriott, verifying compliance with fire and life safety standards.
For new developments, before construction can begin, the franchisee must obtain zoning clearances, ingress and egress permits, and building permits in accordance with the approved plans. These stipulations ensure that the Springhill Suites By Marriott hotel adheres to all legal and safety requirements, maintaining brand standards and protecting the safety of guests and staff.
