According to the 2025 Sonesta Simply Suites FDD, a PIP reinspection fee may be charged to franchisees converting an existing hotel to a Sonesta Simply Suites location. Specifically, if the hotel fails the initial PIP inspection, Sonesta Simply Suites may require a reinspection and charge a fee for this service.
The PIP, or Property Improvement Plan, outlines the required upgrades and modifications necessary to meet Sonesta Simply Suites' brand standards. The initial PIP Fee covers the cost of preparing or verifying completion of that PIP. The PIP reinspection fee is not applicable for new construction, only for conversions of existing hotels.
The cost for a PIP reinspection can range from $0 to $5,000, payable as a lump sum when the fee is incurred. This fee is paid directly to Sonesta Simply Suites. Failing the initial PIP inspection and incurring a reinspection fee can add to the overall initial investment for converting a hotel to a Sonesta Simply Suites franchise.
