Under what conditions will Sonesta Simply Suites authorize a franchisee to open their hotel?

According to Sonesta Simply Suites' 2025 Franchise Disclosure Document, opening a hotel before receiving authorization from them constitutes unauthorized use of their Marks and a material breach of the Franchise Agreement. If a franchisee opens their hotel prior to authorization, they agree to pay damages as outlined in Section 14.G(3) of the Franchise Agreement.

Sonesta Simply Suites requires franchisees to meet certain qualifications and demonstrate a willingness to invest the necessary resources before granting a franchise. The grant of the franchise is subject to the terms of the agreement, allowing the franchisee to operate under the Franchise System at the specified premises and to use the Brand Standards. The franchise term begins on the Opening Date and extends for 20 years, unless terminated earlier.

Before starting construction, franchisees must submit copies of all necessary permits, licenses, and zoning variances for approval. Franchisees are responsible for ensuring that the hotel and all construction work comply with all applicable laws, regulations, and requirements. Sonesta Simply Suites has the right to participate in progress meetings and inspect the hotel during construction to ensure compliance with their standards.
