What This Means (2025 FDD)

According to the 2025 Sonesta Simply Suites FDD, the training materials include the Brand Manual and other training modules and courses. These resources are designed to help franchisees understand programs related to Sonesta Simply Suites hotels and best practices in the hospitality industry. These materials are readily available in Sonesta's learning management system.

The initial brand training program requires at least one Hotel Representative to complete the training to Sonesta Simply Suites' satisfaction. If the trained representative leaves, a new representative must attend the training program. The FDD specifies that Sonesta Simply Suites may terminate the Franchise Agreement if the Hotel Representative does not complete the initial training satisfactorily. The franchisee pays a $1,500 fee for the initial brand training. If the training is in-person, the franchisee must also reimburse travel, meals, and lodging expenses, estimated to be up to $2,500.

Sonesta Simply Suites also provides ongoing training, where they may require the franchisee (or their Principal) and Hotel Representatives to attend various training courses. These courses can be provided by Sonesta Simply Suites or designated third parties. The training may be conducted in-person/on-site or virtually, with fees of $2,000 per day plus reimbursement of travel costs for in-person/on-site training and $200 per hour for virtual training. Additionally, the franchisee and their general manager (or a representative from their Management Company, if applicable) must attend the Brand Conference, which is convened no less frequently than every 24 months.
