What This Means (2025 FDD)

According to Sonesta Simply Suites' 2025 Franchise Disclosure Document, a franchisee converting an existing hotel into a Sonesta Simply Suites location must provide specific documentation regarding the premises. Prior to the opening date, but no later than 30 days after the effective date of the franchise agreement, the franchisee must deliver either a deed proving ownership of the premises or a copy of the lease. The lease must grant the franchisee the right to enter into the franchise agreement. Failure to provide the deed or lease within this timeframe may result in immediate termination of the franchise agreement.

Throughout the term of the franchise agreement, the franchisee must maintain the right to possess the premises without restrictions that would interfere with their obligations under the agreement, although reasonable financing requirements are permitted. The franchisee must provide copies of all documentation proving their right to possess the premises upon request by Sonesta Simply Suites. If the franchisee does not own the premises, they are required to provide copies of any amendments, addenda, extensions, or other modifications to the lease within five days of execution.

Sonesta Simply Suites involvement in approving the location is solely for their benefit, and franchisees are advised to seek advice from their own professional advisors regarding the purchase of the premises or the lease agreement. These stipulations ensure that the franchisee has secure and legal access to the property necessary to operate the Sonesta Simply Suites hotel, and that Sonesta Simply Suites maintains oversight to protect its brand and operational standards.
