According to Sonesta Simply Suites' 2025 Franchise Disclosure Document, franchisees must pay reservation fees ranging from $1.75 to $10.50 per reservation. These fees are payable monthly by the 20th day of the following month and are further detailed in Notes 4 and 9 of Item 6.

The specific amount of the reservation fee depends on the channel through which the reservation is made. For example, transactions through Direct Connect interfaces or the brand-dedicated website incur a fee of $1.75 per transaction. Reservations sourced from the Global Distribution Systems are charged the highest fee, at $10.50 per transaction. Additionally, reservations made through the Internet Distribution System or via Voice Reservation Service with Auto Attendant each cost $4.00 per transaction.

It's important to note that these fees are subject to change and franchisees are also responsible for all other costs, including third-party costs and fees incurred through the Central Reservation System. Furthermore, booking fees will be charged for cancelled reservations unless they are cancelled through the same channel in which they were made. These fees are also subject to a Fee Adjustment, potentially increasing annually by up to the greater of 5% or the difference in CPI, as detailed in Note 9.
