According to Sonesta Simply Suites's 2025 Franchise Disclosure Document, franchisees must adopt a Property Management System (PMS) from a list approved by Sonesta Simply Suites that corresponds to the hotel's brand segment. The estimated cost for the installation of the Property Management System is between $8,500 and $15,000 for a 100-room hotel. Franchisees will also pay an estimated $450 to $675 per month for ongoing license and support costs. Furthermore, franchisees will pay Sonesta Simply Suites between $650 and $1,745 for the integration and tokenization of the Central Reservation System and Property Management System. Franchisees must also contract with Sonesta Simply Suites's approved SaaS service provider to maintain the PMS, with subscription fees estimated to cost $5,400 to $8,100 per year.
In addition to the PMS, Sonesta Simply Suites also requires franchisees to use one of their two designated Revenue Management Systems, the Sonesta booking engine, and their designated Central Reservation System and Sales System. Franchisees must enable the property management system to provide direct full two-way connectivity with their central reservation system and loyalty program. They must also implement an authorized credit card interface, with tokenization and point-to-point encryption activated, with tokenization currently available through Shift4. These technology requirements ensure that all Sonesta Simply Suites locations operate on a unified platform, facilitating brand consistency and data management.
