What permits and certifications are required for lawful renovation of a Sonesta Simply Suites hotel?

According to Sonesta Simply Suites' 2025 Franchise Disclosure Document, franchisees are responsible for obtaining all necessary permits and certifications for lawful hotel renovations. These include zoning, access, sign, and building permits, as well as fire certifications.

Sonesta Simply Suites may request copies of all certificates of insurance, permits, and certifications from the franchisee. Franchisees must ensure that all renovation work complies with applicable public laws, bylaws, statutes, ordinances, orders, rules, regulations, permits, licenses, authorizations, directions, and requirements of all governmental authorities, including those related to environmental, zoning, building, and life safety.

Additionally, upon completion of the renovation work, Sonesta Simply Suites may require the franchisee's architect, general contractor, or other certified professional to provide a certificate stating that the premises comply with the Americans with Disabilities Act (ADA) and all state and local codes for accessible facilities. Franchisees are also required to secure and maintain all necessary licenses, permits, and certificates related to the operation of their hotel throughout the term of the franchise agreement.
