Answer from 2025 FDD Document

Note 10 – Our centralized "revenue management for hire" ("RMFH") program provides you with the services of a dedicated revenue management leader. This includes a revenue management specialist providing direct oversight over all aspects of subscribing hotels' price positioning, inventory management and distribution strategies and management of the RMS. You will be required to participate in our RMFH program for one year following the Opening Date of your Hotel. After the first year, we require the use of our RMFH program if you do not have a Hotel Revenue Manager (defined in Item 11).

What This Means (2025 FDD)

According to the 2025 Sonesta Simply Suites FDD, the brand has a centralized "revenue management for hire" (RMFH) program. This program provides franchisees with a dedicated revenue management leader who oversees all aspects of the hotel's price positioning, inventory management, distribution strategies, and management of the Revenue Management System (RMS).

Sonesta Simply Suites requires franchisees to participate in the RMFH program for the first year after the hotel's opening date. After the initial year, participation in the RMFH program is mandatory if the franchisee does not have a Hotel Revenue Manager, as defined in Item 11 of the FDD.

The FDD excerpt does not specify the exact monthly fee for the Revenue Management System (RMS) or the RMFH program. To determine the specific monthly costs associated with the Revenue Management System, a prospective franchisee should inquire directly with Sonesta Simply Suites about the fees associated with the RMFH program and the criteria for employing a qualified Hotel Revenue Manager to potentially waive the mandatory participation in the program after the first year.
