How is the median and range of Occupancy calculated for Sonesta Simply Suites Brand Hotels?

According to Sonesta Simply Suites' 2025 Franchise Disclosure Document, occupancy is a measure of the utilization of capacity in their system of hotels. Occupancy for Brand Hotels, in the aggregate, represents total paid rooms occupied in the relevant Brand Hotels divided by total available rooms in those Brand Hotels. To determine the median and the range, the Occupancy was calculated on a per Brand Hotel basis instead of aggregated amongst all Brand Hotels.

For the 12 franchised Sonesta Simply Suites hotels analyzed in 2024, the median occupancy was 72.2%, with a range from 53.5% to 94.0%. This means that half of the franchised hotels had an occupancy rate above 72.2%, and half were below. The range indicates the lowest and highest occupancy rates among the hotels studied.

For the 50 company-owned hotels, the median occupancy was 69.6% with a range of 44.5% to 90.3%. When combining the company-owned and franchised hotels, the median occupancy was 70.1% with a range of 44.5% to 94.0%. These figures provide prospective franchisees with an understanding of the variability in occupancy rates across different Sonesta Simply Suites locations.
