What This Means (2025 FDD)
According to Sonesta Simply Suites's 2025 Franchise Disclosure Document, if you are converting an existing hotel into a Sonesta Simply Suites branded hotel, you may be required to pay a PIP reinspection fee. This fee covers the cost of reinspecting the hotel to ensure compliance with the property improvement plan (PIP). The maximum PIP reinspection fee that Sonesta Simply Suites charges is $5,000. This fee is non-refundable and is due when billed.
Property Improvement Plans are common in the franchise hotel industry. These plans outline the required upgrades and changes needed to meet brand standards when converting an existing property. The initial inspection and any subsequent reinspections are crucial steps in ensuring the property aligns with the brand's expectations for quality and guest experience.
For a prospective Sonesta Simply Suites franchisee converting an existing hotel, it's important to budget for both the initial PIP fee (up to $5,000) and the potential reinspection fee (up to $5,000). These fees, along with other conversion-related costs, can significantly impact the overall investment required to join the Sonesta Simply Suites franchise system. Franchisees should clarify the specific conditions that would trigger a reinspection and understand the scope of potential improvements required to avoid unexpected costs.
