Hotel Specifications
If you are converting an existing hotel into a Brand Hotel, you will sign the Conversion Rider, attached as Exhibit D-1 to the Franchise Agreement. We will provide written specifications
for necessary upgrading, renovation, construction and furnishing of your Hotel (the "Renovation Work") in the form of a PIP, which will be included in the Conversion Rider. The PIP details required Renovation Work and alterations for compliance with the Brand Standards, as well as the required start date and completion date of such Renovation Work.

What This Means (2025 FDD)
According to Sonesta Simply Suites's 2025 Franchise Disclosure Document, a franchisee converting an existing hotel into a Sonesta Simply Suites will sign the Conversion Rider, which is attached as Exhibit D-1 to the Franchise Agreement.
Sonesta Simply Suites will provide written specifications for upgrading, renovating, constructing, and furnishing the hotel, which is referred to as the "Renovation Work," in the form of a Property Improvement Plan (PIP). The PIP will be included in the Conversion Rider and will detail the required renovation work and alterations needed to comply with the brand standards. It will also include the required start and completion dates for the renovation work.
Before starting the renovation work, the franchisee must obtain all necessary insurance, including builder's risk, and all permits and certifications required for lawful renovation of the hotel. This includes zoning, access, sign, and building permits, as well as consents and licenses. The franchisee must also submit their plans and designs for the renovation work to Sonesta Simply Suites for approval.
