What This Means (2025 FDD)
According to the 2025 Sonesta Simply Suites Franchise Disclosure Document, the franchise granted is limited and non-exclusive, allowing the franchisee to establish and operate a hotel at a specific location or premises. The agreement specifies that Sonesta Simply Suites grants the franchisee the right to operate their hotel at "the Premises."
This means that a franchisee's rights are tied to a particular, defined location. The franchisee cannot move the hotel or operate additional Sonesta Simply Suites locations without obtaining additional franchises. The grant of franchise is "non-exclusive," so Sonesta Simply Suites retains the right to grant other franchises nearby.
This arrangement is typical in the hotel franchising industry, where market areas are often defined to avoid over-saturation and competition between franchisees. A prospective Sonesta Simply Suites franchisee should carefully evaluate the specific location offered and understand that their franchise rights are limited to that location.
