According to Sonesta Simply Suites' 2025 Franchise Disclosure Document, a franchisee must ensure that their Computer System, as modified, meets the brand's standards and functions properly throughout the term of the agreement. This means the franchisee is responsible for maintaining and upgrading the system to comply with Sonesta Simply Suites' evolving requirements.
Sonesta Simply Suites may modify the specifications and components of the Computer System, potentially requiring franchisees to purchase, lease, or license new or modified hardware or software. The franchisee bears the costs of these acquisitions, modifications, and necessary support, regardless of whether these costs can be fully amortized over the remaining term of the agreement. Sonesta Simply Suites is not obligated to reimburse franchisees for any of these Computer System costs.
Within 60 days of being notified of changes to the Computer System, the franchisee must implement these changes and procure any additional equipment, components, hardware, or software that Sonesta Simply Suites designates. The franchisee is solely responsible for the acquisition, operation, maintenance, and upgrading of the Computer System, as well as ensuring it interfaces properly with Sonesta Simply Suites' and third-party systems at specified connection speeds. The franchisee also bears all consequences if the Computer System is not properly operated, maintained, and upgraded.
Furthermore, the franchisee is restricted to maintaining only one Property Management System and one Revenue Management System for their hotel. This ensures consistency and compatibility with Sonesta Simply Suites' overall technology infrastructure. The franchisee also acknowledges that Sonesta Simply Suites is not responsible for any downtime, interruption, or failure of third-party software, hardware, services, and equipment.
