What This Means (2025 FDD)

According to the 2025 Sonesta Simply Suites Franchise Disclosure Document, 'Construction Work' encompasses all actions required to develop and construct the hotel. This includes renovation, furnishing, equipping, acquiring supplies, and implementing the specified plans, all in accordance with the terms and conditions outlined in the Franchise Agreement and within the timeframes specified by Sonesta Simply Suites.

As a prospective franchisee, it is crucial to understand that you are solely responsible for obtaining all necessary licenses, permits, and zoning variances required for the Construction Work. Before commencing any Construction Work, you must submit copies of applicable permits, licenses, and zoning variances to Sonesta Simply Suites for approval. The franchisor may assign a project manager or onboarding specialist to assist you.

Sonesta Simply Suites requires franchisees to submit plans, layouts, specifications, and drawings for the hotel, including furnishings, fixtures, equipment, and décor. While Sonesta Simply Suites may provide representative prototype plans as a guide, their approval of these plans does not warrant their efficacy or assume responsibility for the resulting Construction Work. Franchisees are responsible for ensuring that the hotel and Construction Work comply with all applicable laws, bylaws, statutes, ordinances, rules, regulations, permits, licenses, and requirements of governmental authorities, including environmental, zoning, building, and life safety codes.

Sonesta Simply Suites retains the right to participate in all progress meetings during the Construction Work and to access the hotel during reasonable business hours to inspect the construction and renovations. However, their participation and inspection do not represent an endorsement of the adequacy of the construction or the structural integrity of the hotel. Upon completion of the Construction Work, Sonesta Simply Suites may require a certificate from the franchisee's architect, general contractor, or other certified professional stating that the premises comply with the Americans with Disabilities Act and all state and local codes for accessible facilities.
