What This Means (2025 FDD)
According to the 2025 Sonesta Simply Suites FDD, if you are converting an existing hotel to a Sonesta Simply Suites franchise, you must provide either a deed reflecting ownership of the premises or a copy of the lease for the premises. This documentation must allow you to enter into the Franchise Agreement.
The deadline for providing this documentation is no later than thirty (30) days after the Effective Date of the Franchise Agreement. This deadline applies to both conversions and new constructions. The "Effective Date" is the date the franchise agreement is signed.
Failure to provide the Deed or Lease within this timeframe may result in immediate termination of the Franchise Agreement by Sonesta Simply Suites. Throughout the term of the agreement, you must maintain the right to possess the premises without restrictions that would interfere with your obligations under the Franchise Agreement, subject to reasonable financing requirements. You must also provide copies of any documentation reflecting your right to possess the premises upon request and provide copies of any lease modifications within five days of execution.
