What This Means (2025 FDD)
According to Sonesta Simply Suites's 2025 Franchise Disclosure Document, a franchisee converting an existing property to a Sonesta Simply Suites location must adhere to specific requirements regarding plans, specifications, and decoration. The franchisee is required to submit plans, layouts, specifications, and drawings for the hotel, as well as designs for furnishings, fixtures, equipment, and décor, all pertaining to the renovation work. These submissions are referred to as the "Plans" and "Designs." Sonesta Simply Suites may provide prototype guest room and public area plans, along with schematic building plans, as a guide for preparing these Plans and Designs.
While Sonesta Simply Suites may approve the franchisee's submitted Plans and Designs, this approval does not constitute a warranty of their thoroughness or an assumption of responsibility for their effectiveness or the resulting renovation work. The franchisee is solely responsible for ensuring the hotel and construction work comply with all applicable laws, regulations, permits, and requirements.
In practical terms, this means a prospective Sonesta Simply Suites franchisee needs to budget time and resources for developing detailed Plans and Designs that meet the brand's standards. Although Sonesta Simply Suites may offer guidance, the franchisee bears the ultimate responsibility for the Plans' efficacy and compliance. It is crucial for franchisees to engage qualified professionals to develop these plans and not solely rely on the franchisor's approval, as that approval is primarily for ensuring brand standard compliance and does not shield the franchisee from potential liabilities arising from design flaws or non-compliance with regulations.
