We grant to persons who we determine satisfactorily meet our qualifications, and who confirm their willingness to undertake the investment and effort, a franchise to own and operate a Brand Hotel offering the products and services we authorize and using our and our affiliates' distinct business formats, methods, procedures, signs, designs, layouts, standards, specifications, and Marks (the "Franchise System"), which we may improve, further develop, or modify.

What This Means (2025 FDD)
According to the 2025 Franchise Disclosure Document, the Sonesta Simply Suites franchise system includes the distinct business formats, methods, procedures, signs, designs, layouts, standards, specifications, and Marks that Sonesta Simply Suites and its affiliates use to operate Brand Hotels. The franchise system also encompasses related products and services authorized by Sonesta Simply Suites.
Sonesta Simply Suites retains the right to improve, further develop, or modify the Franchise System. This means that franchisees must stay updated with any changes to operational standards, marketing strategies, or service offerings implemented by the franchisor.
Furthermore, Sonesta Simply Suites maintains the Franchise System Website and may update and modify it periodically. Franchisees must acknowledge that Sonesta Simply Suites has final approval rights over all information on the Franchise System Website and may implement and periodically modify Brand Standards relating to the Franchise System Website. Sonesta Simply Suites also has the right to discontinue any Franchise System Website, create a separate Franchise System Website for any one of the, or any combination of the, Network Hotels, or consolidate such Franchise System Website with the website of any other brands they or their affiliates maintain, at any time, in their sole discretion. These modifications can impact how franchisees interact with the brand and deliver services, requiring them to adapt to new technologies, processes, or brand standards.
