What This Means (2025 FDD)
According to the 2025 Sonesta Simply Suites Franchise Disclosure Document, a franchisee must submit an application for approval to add guest rooms to their hotel. This application must be submitted before the franchisee enters into any agreement to add guest rooms. Along with the application, the franchisee must pay a nonrefundable fee (the "Room Addition Fee") equal to the greater of $400 per additional guest room or $5,000.
Sonesta Simply Suites may also require the franchisee to modernize, rehabilitate, or upgrade the hotel as a condition of approving the application. This requirement is subject to Section 8.G of the franchise agreement, which likely outlines the specific conditions and standards for such upgrades.
This policy ensures that Sonesta Simply Suites maintains control over the expansion and quality of its hotels. By requiring an application, fee, and potential upgrades, Sonesta Simply Suites can ensure that any additions align with its brand standards and market strategy. For a prospective franchisee, this means carefully planning for future expansion and budgeting for both the room addition fee and potential upgrade costs.
