What This Means (2025 FDD)

According to Sonesta Select Sonesta Essential's 2025 Franchise Disclosure Document, the monthly insurance fee is subject to change. The standard insurance fee is $500 per month, in addition to reimbursing Sonesta Select Sonesta Essential for all premiums, costs, and expenses they incur.

If a franchisee fails to procure or maintain the required insurance or policy limits detailed in the Brand Manual, Sonesta Select Sonesta Essential has the option, but not the obligation, to procure and maintain insurance on behalf of the franchisee without prior notice. In this situation, the franchisee would be required to reimburse Sonesta Select Sonesta Essential for these costs, in addition to paying the standard monthly fee.

This means that the monthly insurance costs for a Sonesta Select Sonesta Essential franchisee can fluctuate. While there is a base fee of $500 per month, the total expense can increase based on the premiums, costs, and expenses incurred by Sonesta Select Sonesta Essential. Additionally, failure to maintain adequate insurance coverage as specified in the Brand Manual can result in Sonesta Select Sonesta Essential securing insurance on the franchisee's behalf, further increasing the monthly insurance expenses.
