What This Means (2025 FDD)

According to Sonesta Select Sonesta Essential's 2025 Franchise Disclosure Document, inspections of the hotel during or after renovation or construction are not guaranteed. Sonesta Select Sonesta Essential has the option, but is not required, to inspect the hotel during or after the renovation or construction to ensure compliance with brand standards.

For franchisees converting an existing hotel, Sonesta Select Sonesta Essential will conduct an initial inspection and develop a Property Improvement Plan (PIP) outlining required renovations to meet brand standards. The franchisee is then responsible for completing the renovation work according to the PIP.

For new construction hotels, franchisees must submit their plans and designs for approval. Sonesta Select Sonesta Essential may provide prototype plans as a guide, but approval does not guarantee the efficacy of the plans or relieve the franchisee of responsibility for legal compliance.
