The leasehold improvements that you will typically make to a built but unimproved location include: interior remodeling, floor covering, painting, HVAC, electrical, plumbing, design and other improvements. These estimated costs also include payments for architectural charges, which may consist of: (1) any expenses related to the "as built" survey that you must obtain and provide to an architect that we may designate; (2) architectural charges for that architect's provision of one standard set of blueprints for your Barbershop; and (3) preparation of any additional sets of blueprints or any modifications that may be required to comply with local zoning, other regulations or landlord requirements.
