What This Means (2025 FDD)
According to Cinnaholic's 2025 Franchise Disclosure Document, several sections within Item 22 of the Franchise Agreement outline the franchisee's responsibilities for maintaining and updating the appearance of their bakery. Specifically, the agreement states that franchisees are responsible for completing maintenance, refurnishing, renovation, modernizing, and remodeling of the bakery to meet Cinnaholic's current image and standards. This work must be done at the franchisee's expense and to Cinnaholic's satisfaction.
Furthermore, the agreement specifies that franchisees must make no physical changes to the premises without written approval from Cinnaholic, adhering to blueprint specifications and remodeling plans. However, franchisees are required to make reasonable alterations to conform to Cinnaholic's current marketing and operating standards. The franchisee is also responsible for painting the interior and exterior of the bakery according to Cinnaholic's specifications, with painting occurring no more than once per calendar year.
Additionally, Cinnaholic can require franchisees to refurbish the bakery premises, at the franchisee's expense, to match the current image for new bakeries. This refurbishment, which can occur no more than once every five years unless required sooner by the lease, may include structural changes, new equipment and signs, remodeling, redecoration, and modifications to existing improvements. These obligations ensure that all Cinnaholic locations maintain a consistent brand image and meet the franchisor's standards over time.
