What This Means (2025 FDD)

According to Cinnaholic's 2025 Franchise Disclosure Document, once Cinnaholic provides written acceptance of a proposed site, the Developer will receive a set of standard architectural plans and specifications for a prototype Cinnaholic bakery. This is a crucial step for the Developer as it provides the framework for the bakery's construction and design.

Following site approval, the Developer is responsible for entering into a lease, sublease, or purchase agreement for the site. They must also secure all necessary zoning, building, and other governmental approvals and permits required to establish the bakery. The architectural plans provided by Cinnaholic serve as the basis for the Developer's engagement with an Architectural Firm, which will furnish preliminary site and construction plans for Cinnaholic's written acceptance. These plans must be adopted from the prototype plans initially provided by Cinnaholic and cannot be modified without prior written consent.

Cinnaholic also has the right to designate one or more suppliers of design services and/or architecture services to the system. At Cinnaholic's option, Cinnaholic may authorize the General Contractor to select an Architectural Firm to assist in developing the Bakery, or may waive this requirement. The Developer is required to employ a qualified general contractor to oversee the construction and development of the bakery, including improvements, outfitting, and other designated services. Cinnaholic retains the right, but not the obligation, to designate a single approved General Contractor or provide a list of authorized General Contractors for the Developer to choose from. The Developer is solely responsible for paying for all services provided by the General Contractor.
