What This Means (2025 FDD)
According to Cinnaholic's 2025 Franchise Disclosure Document, a typical Cinnaholic Bakery occupies approximately 700-1200 square feet of space, which can be either owned by the franchisee or leased from a third party. All bakeries must be constructed to Cinnaholic's specifications regarding format, size, layout, and décor.
Cinnaholic Bakeries can be located in a freestanding building, an in-line retail plaza space, or an end-cap space. Regardless of the specific type of location, ample parking, good visibility, and prominent signage are essential requirements. These location requirements ensure that the bakery is accessible and visible to potential customers, which is crucial for attracting business.
Prospective franchisees should note that while Cinnaholic provides guidelines for the types of locations suitable for a bakery, the franchisor retains discretion over location approval. The franchisor may withhold or grant consent to a location in its sole discretion. Additionally, the location must be in a state where Cinnaholic is permitted to sell franchises and not within another franchisee's protected territory. Cinnaholic may consider locations outside the franchisee's Area of Responsibility, but this is also at the franchisor's discretion. These stipulations highlight the importance of working closely with Cinnaholic to secure an appropriate and approved location.
