What is the estimated range for real estate and improvements costs for a Cinnaholic bakery?
Cinnaholic Franchise · 2025 FDDAnswer from 2025 FDD Document
| Type of Expenditure | Amount | Method of Payment | When Due | To Whom Payment Is To Be Made |
|---|---|---|---|---|
| Real Estate and Improvements (See Note 5) | $75,000 to $220,000 | As Arranged | Before Opening | Landlord, Contractors |
Note 5: The cost of leasehold improvements will vary widely depending upon the size and condition of the premises, whether or not there are any existing and comparable leasehold improvements in the premises, the extent and quality of improvements desired by you over and above our minimum requirements, landlord's cash contribution to the cost of the improvements, and the like.
Improvements include electrical, carpentry, floor covering, painting, plumbing, heating, ventilation, and air conditioning.
These expenses include fees paid to the General Contractor (defined below).
Rent will vary depending upon the size of the premises, the site's condition, its location, building size, access to major streets, demand for the site, the build-out requirements and construction or other allowances from the landlord, and the requirements of individual landlords.
Regardless of whether you lease or purchase the Bakery premises, a typical CINNAHOLIC® Bakery occupies approximately 700-1200 square feet of net rentable space.
A CINNAHOLIC® Bakery may be either a freestanding building or an in-line retail plaza space, but, in any event, the Bakery requires ample parking, good visibility, and availability of prominent signage.
Because of the wide variation in lease rates for retail space, you should thoroughly investigate the costs of obtaining a location.

What This Means (2025 FDD)
According to Cinnaholic's 2025 Franchise Disclosure Document, the estimated cost for real estate and improvements ranges from $75,000 to $220,000. These costs are paid before opening to landlords and contractors. Note 5 further clarifies that the cost of leasehold improvements can vary significantly based on factors such as the size and condition of the premises, existing leasehold improvements, the extent and quality of desired improvements beyond Cinnaholic's minimum requirements, and any cash contributions from the landlord. Improvements typically include electrical work, carpentry, floor covering, painting, plumbing, heating, ventilation, and air conditioning. These expenses also cover fees paid to the General Contractor.
Given the wide range of potential costs, Cinnaholic emphasizes the importance of thoroughly investigating the costs associated with securing a location. Factors influencing these costs include the size of the premises, its condition, location, building size, access to major streets, demand for the site, build-out requirements, construction or other allowances from the landlord, and the specific requirements of individual landlords. A typical Cinnaholic bakery occupies approximately 700-1200 square feet of net rentable space and requires ample parking, good visibility, and prominent signage, whether it is a freestanding building or an in-line retail plaza space.
Prospective franchisees should carefully consider these factors and conduct thorough due diligence to accurately estimate their real estate and improvement costs. Understanding these variables is crucial for budgeting and financial planning when opening a Cinnaholic franchise. Franchisees should also inquire about potential landlord contributions and seek professional advice to navigate lease negotiations and construction requirements effectively.
