Does Cinnaholic choose the site for my Bakery?

Before you open your Bakery, we will:
- (a) Assist you in selecting, and then approve (if appropriate) a lease, sublease or purchase agreement for your Bakery site. We do not choose the site, but may give you support and guidance. (See Development Agreement, Section 7.)
- (b) Provide you with a set of standard architectural plans and specifications for a prototype CINNAHOLIC® Bakery. We must approve any and all changes or revisions to the site and construction plans and specifications. (See Development Agreement, Section 8.)

What This Means (2025 FDD)
According to Cinnaholic's 2025 Franchise Disclosure Document, Cinnaholic does not choose the site for your bakery. However, Cinnaholic will assist you in selecting a site and must approve the lease, sublease, or purchase agreement. The FDD specifies that Cinnaholic may provide support and guidance during the site selection process.
As a prospective franchisee, you are responsible for proposing potential sites for your Cinnaholic bakery. Cinnaholic's approval of a site depends on the information you provide, including square footage, traffic patterns, population density and income levels, land and building costs, zoning, nearby facilities, lease terms, and distance from competitors, including other Cinnaholic locations. You must also submit proposed site and construction plans for Cinnaholic's acceptance, and construction must adhere to Cinnaholic's specifications.
If Cinnaholic does not approve a proposed site, you must propose a new one. Failure to agree on a site and meet the development schedule could lead to the termination of your Development Agreement. While there's no contractual limit on the approval timeline, Cinnaholic typically takes 30-60 days to approve or disapprove a proposed site and lease once all necessary documentation is submitted.
Upon signing your lease, Cinnaholic will provide project management assistance to help expedite pre-construction activities. This support aims to help franchisees maintain an efficient timeline and a successful bakery project. Franchisees must get approval from Cinnaholic for any changes or revisions to the site and construction plans.
