What This Means (2025 FDD)
According to the 2025 Churchs Chicken Franchise Disclosure Document, the sublease agreement involves Cajun Realty LLC as the Sublessor and the franchisee as the Sublessee. Besides these two parties, the Master Landlord also benefits from the agreement.
The FDD states that the Sublessor (Cajun Realty LLC) is the Tenant of the property, and the franchisee (Sublessee) desires to sublease the premises from the Sublessor. The agreement is subject to a Master Lease Agreement between the Sublessor and the Master Landlord. The Master Lease and any amendments to it automatically become part of the Sublease agreement.
This arrangement ensures that the Master Landlord's interests are protected, as the Sublessee's operation of the Churchs Chicken restaurant must comply with the terms of the Master Lease. The Master Landlord has ultimate control over the property and benefits from the assurance that the subleased premises are used in accordance with their original agreement with Cajun Realty LLC.
