What This Means (2025 FDD)

According to Big Apple Bagels' 2025 Franchise Disclosure Document, several factors related to the neighborhood's characteristics are considered during site approval. These include the physical and demographic characteristics of the neighborhood, traffic patterns, parking availability, the level of competition, and the proximity to other businesses, including other Big Apple Bagels stores. The nature of other businesses near the proposed site is also taken into account.

Big Apple Bagels also assesses the layout and other physical characteristics of the site, as well as rental costs, lease duration, and other lease terms and conditions. This comprehensive evaluation ensures that the location aligns with Big Apple Bagels' standards for a successful franchise operation. The franchisor also considers demographic characteristics of the proposed site, traffic patterns, parking, the predominant character of the neighborhood, competition from other similar stores, the proximity to other businesses (including other BAGELS Stores), and other commercial characteristics (including the purchase price or rental obligations and other lease terms for the proposed site) and the size of premises, appearance, and other physical characteristics.

Prospective franchisees should understand that Big Apple Bagels' approval of a site does not constitute a guarantee of its suitability or potential success. The FDD explicitly states that the application of site selection criteria may not accurately predict the potential of all locations. Demographic and economic factors can change after approval, impacting the site's performance. Therefore, franchisees are encouraged to conduct their own independent investigation to determine if the location meets their expectations for revenue and operational criteria. This due diligence is crucial, as Big Apple Bagels will not be held responsible if an approved site fails to meet the franchisee's financial or operational goals.
