What This Means (2025 FDD)

According to Big Apple Bagels' 2025 Franchise Disclosure Document, Big Apple Bagels provides franchisees with basic drawings and specifications for the development of a BAGELS Store. However, these are not complete architectural drawings.

The franchisee is responsible for taking these basic drawings and specifications to a licensed architect. The architect will then modify the drawings, if necessary, to comply with local ordinances, building codes, and permit requirements. This means the franchisee will incur additional costs to have the drawings adapted for their specific location.

Big Apple Bagels must approve any modifications made to the drawings and specifications by the franchisee's architect. This ensures that the final design of the store still meets Big Apple Bagels' brand standards and operational requirements. Prospective franchisees should factor in the time and cost associated with this process when planning their store build-out.
