What This Means (2025 FDD)
According to Annex Brands' 2025 Franchise Disclosure Document, if an Annex Brands Center has tile flooring, it must be cleaned daily and polished at least semi-annually. This requirement is part of maintaining the Center's condition and appearance to align with the Annex Brands system standards. The goal is to ensure that each franchised business presents a modern, clean, and attractive image to the public.
This standard is detailed within the franchise agreement, emphasizing the importance of consistent upkeep. Franchisees are responsible for all maintenance expenses necessary to keep the Center in top condition, including cleaning, repairs, and necessary replacements. This encompasses not only the flooring but also the interior and exterior of the Center, ensuring that everything from leasehold improvements to equipment meets the franchisor's standards.
Failure to maintain these standards can lead to intervention by Annex Brands. If a franchisee neglects the required maintenance, Annex Brands reserves the right to arrange for the necessary services, such as cleaning or repairs, and charge the franchisee for the associated costs. The franchisee is obligated to provide access to the Center for these purposes and promptly reimburse Annex Brands for the expenses incurred. Non-compliance can result in further action under the default and enforcement provisions of the franchise agreement.
