What This Means (2025 FDD)

According to Annex Brands' 2025 Franchise Disclosure Document, franchisees opening a standard or flex Center must pay an architectural plan fee. This fee is paid to Annex Brands for the use of an architect designated by them to prepare the Center's plans according to Annex Brands' specifications. The fee ranges from $4,000 to $6,000 for a standard or flex Center.

This fee is due before the franchisee takes possession of the Center. However, if an existing business is converted into an Annex Brands Center and already provides similar services, architectural plans may not be required, and the franchisee may not have to pay this fee.

It is important for prospective franchisees to factor this cost into their initial investment. The architectural plan ensures that the Center's design aligns with Annex Brands' standards and specifications, which is a crucial aspect of maintaining brand consistency across all franchise locations. Franchisees should confirm with Annex Brands whether their specific location requires new architectural plans or if they qualify for an exemption due to a conversion.
