What This Means (2025 FDD)
According to Annex Brands' 2025 Franchise Disclosure Document, the architect fee is due before plan preparation. The amount of this fee ranges from $0 to $6,000 for a new standard, flex, or express retail center, or for a conversion standard or flex retail center. For a new standard, flex, or express retail center, or for a conversion standard or flex retail center, the amount of this fee ranges from $4,000 to $6,000. The payment is made to Annex Brands as a lump sum.
Annex Brands designates the architect who will prepare the architectural plans to meet local requirements for structural, electrical, plumbing, and other construction-related needs. If the landlord does not provide "as built" plans, or if the site is delivered in an "as is" condition, there may be additional architect inspection fees included within the stated range. Local government agencies may also charge fees for reviewing and approving the plans, but the refundability of these government fees is at the discretion of the government agency.
