What This Means (2025 FDD)

According to Southern Steer's 2025 Franchise Disclosure Document, the franchisee is responsible for the preparation of working drawings and construction plans for their Southern Steer business. Specifically, the franchisee must retain a licensed architect at their own cost to prepare these plans and specifications.

Southern Steer provides the franchisee with a set of template plans and specifications for a standard business. However, the document acknowledges that each real estate site has unique aspects that may require significant modifications to these standard plans. Therefore, it falls to the franchisee to ensure the accuracy of all drawings, plans, and specifications, although these are subject to review and approval by Southern Steer.

This means that while Southern Steer offers initial templates, the franchisee bears the financial and practical responsibility of adapting those plans to their specific location. This includes hiring a qualified architect and ensuring the plans comply with all local regulations, as well as meeting Southern Steer's design standards. Prospective franchisees should factor in the cost of architectural services and potential plan modifications when budgeting for the initial setup of their Southern Steer business.
