What This Means (2025 FDD)

According to Precision Door Service's 2025 Franchise Disclosure Document, the total estimated initial investment for a developer ranges from $171,785 to $382,794. This includes a development fee ranging from $15,000 to $37,500, and the total estimated initial investment for the first business, minus 10% of the initial franchise fee, ranging from $156,785 to $345,294. The development fee is due upon signing the Development Agreement, while the initial franchise fee is due when each Franchise Agreement is signed. These fees are paid to Precision Door Service.

The development fee varies based on the number of Precision Door Service businesses the PE Owner will open and the territory size of each business. It is calculated as 10% of the initial franchise fee for the total number of businesses to be opened under the Development Agreement. The minimum number of businesses a PE Owner may be required to open is two, and the maximum is five. The low end of the development fee ($15,000) is for opening two businesses, each with a territory of 150,000 SFHUD (single-family homes one unit detached), while the high end ($37,500) is for opening five businesses, each with a territory of 300,000 SFHUD.

Under the Development Agreement, a PE Owner will incur the full cost of opening at least one Precision Door Service business within 6 months of the agreement date. The total estimated initial investment for the first business is described in the first table in Item 7, minus an amount equal to 10% of the applicable Initial Franchise Fee (which amount is already included in the Development Fee). A PE Owner must also factor in the costs associated with opening multiple businesses. For example, if you acquire development rights to open three businesses and you agree with Precision Door Service to sign two franchise agreements when you sign the Development Agreement and open both of the businesses within 6 months, then your initial investment will be comprised of the Development Fee for three franchises, Initial Franchise Fee for two franchises (as noted in Item 5), plus the cost of opening your first two franchises (therefore increasing the estimate described in the table above).
