What This Means (2025 FDD)
According to Pearce Bespoke's 2025 Franchise Disclosure Document, franchisees are not required to acquire or lease a dedicated facility solely for their franchise. However, Pearce Bespoke anticipates that some franchisees may choose to rent an office or shared workspace during the operation of their franchise. The low end of the rent estimate considers the franchisee working from a home office.
For a Pearce Bespoke franchisee, this means that they have the flexibility to start and operate their business from home, which can significantly reduce initial investment costs. The estimated initial investment table in Item 7 shows the low end for rent is $0, reflecting this option. This is a notable benefit for franchisees looking to minimize overhead and manage their expenses carefully during the initial phase of their business.
In contrast, the high end of the rent estimate contemplates three months' rent based on knowledge of rent expenses in Baton Rouge, Louisiana, for class B or C office space. The rent expense for a facility will vary based on location, square footage, age of the property, condition of the structure, lease arrangements, and other factors, including whether the franchisee rents from a shared workspace or co-working space and their creditworthiness.
