What This Means (2025 FDD)
According to Nothing Bundt Cakes' 2025 Franchise Disclosure Document, several factors are considered during the site selection process. These include the size of the location, its general location, nearby commercial and residential developments, traffic patterns, demographics, visibility from roadways, and the availability of parking spaces. The franchisor also requires franchisees to collaborate with their designated licensed commercial real estate broker during site selection.
For a prospective franchisee, this means that Nothing Bundt Cakes has specific criteria for what makes a good location. The brand assesses various aspects of a potential site to determine if it aligns with their standards for success. The brand's approval is required, and the franchisee must secure a location acceptable to Nothing Bundt Cakes within 90 days of signing the Franchise Agreement. Failure to do so could lead to the termination of the agreement.
The document specifies that the leased or purchased space should be approximately 2,000 square feet and located in a suitable area such as a strip center, shopping center, mall, or commercial development. Within 30 days of receiving all the necessary information, Nothing Bundt Cakes will either approve or disapprove the site. The use of brokers or real estate agents outside of Nothing Bundt Cakes' required network is not permitted without prior written consent.
This site selection assistance includes outsourcing certain aspects to third-party suppliers at no additional cost to the franchisee. These agents may act as local brokers or assign a preferred partner. The franchisor also requires a review and approval of the lease terms, which are conditional on signing a Collateral Assignment of Lease, the economic terms of the lease, and full payment of the Franchise Fee. Nothing Bundt Cakes also reserves the right to charge fees for site selection, lease review, and architectural plan review.
