What This Means (2025 FDD)
According to the 2025 Lees Famous Recipe Franchise Disclosure Document, franchisees are required to retain a licensed architect. Specifically, the FDD states that franchisees are obligated, at their own expense, to hire a licensed architect to prepare all required construction plans. These plans must be tailored to the specific site and ensure compliance with all applicable laws, ordinances, building codes, permit requirements, lease requirements, and restrictions.
This requirement applies to all Lees Famous Recipe locations, whether they are Standalone, Streamlined, or Non-Traditional. The franchisee is also responsible for covering the costs of any necessary modifications to these architectural plans. However, all final plans must receive approval from Lees Famous Recipe before construction can commence, ensuring that the design aligns with the brand's standards and specifications.
The FDD also specifies that the building and improvements costs, which range from $150,000 to $1,200,000 depending on the restaurant type, include the costs for architectural and engineering plans. This means that prospective franchisees should factor in the expense of hiring a licensed architect when budgeting for their initial investment. The cost for architectural and engineering plans are the franchisee's responsibility.
This requirement is fairly standard in the franchise industry, particularly for restaurant franchises, as it ensures that the construction and design of each location meet all local regulations and the franchisor's brand standards. By mandating the use of a licensed architect, Lees Famous Recipe aims to maintain consistency and quality across all its franchise locations, while also ensuring compliance with legal and safety requirements.
