What This Means (2025 FDD)
According to Learningrx's 2025 Franchise Disclosure Document, the franchisee is solely responsible for negotiating the terms and conditions of any agreements related to purchasing, leasing, or altering property for their Learningrx center. However, Learningrx requires that franchisees include certain lease provisions in these agreements.
This means that while Learningrx franchisees have the autonomy to negotiate lease terms, they must ensure the lease agreement adheres to specific requirements set by Learningrx. These requirements are likely in place to protect the Learningrx brand and ensure consistency across all franchise locations. The FDD also notes that real estate costs can vary significantly based on factors like location, population density, and economic climate, so franchisees need to carefully investigate these costs in their desired area.
Typical locations for Learningrx centers are outdoor malls and office buildings. The typical size for a Micro Center is at least 800 square feet, while a Standard Center is at least 1,000 square feet. Given the franchisee's responsibility for lease negotiation and the variability of real estate costs, prospective franchisees should consult with experienced real estate professionals and legal advisors to ensure they secure favorable lease terms that also comply with Learningrx's requirements.
