What This Means (2025 FDD)
According to Learningrx's 2025 Franchise Disclosure Document, a prospective franchisee must provide certain documents to Learningrx related to the proposed lease of their center. Specifically, the franchisee must deliver to Learningrx any traffic, competition, demographic, and similar location information that Learningrx reasonably requests for review. This information must be submitted at least 20 days before any proposed lease signing date.
In addition to location information, the franchisee must also deliver a copy of the proposed lease to Learningrx. Furthermore, the franchisee must provide an option to Learningrx to assume the lease upon termination of the Franchise Agreement. This option must be signed by the lessor in favor of Learningrx and must be in a form acceptable to Learningrx.
These requirements ensure that Learningrx has the opportunity to assess the suitability of the proposed location and protect its interests in the event of a franchise termination. The lease terms must also include provisions that protect Learningrx's interests, such as the option to assume the lease upon termination and the right to receive notices of default. If Learningrx assists in negotiating the lease or the option to assume the lease, Learningrx may charge the franchisee a lease negotiation fee.
