Does Learningrx charge a fee if they assist in negotiating the lease or the option to assume the lease?

According to the 2025 Learningrx Franchise Disclosure Document, Learningrx may charge a lease negotiation fee if they assist the franchisee in negotiating the lease or the option to assume the lease. The FDD also states that Learningrx will provide the franchisee with standard sample floor layouts and architectural plans, but all final plans must be approved by Learningrx.

Site selection is the franchisee's sole responsibility, but Learningrx will provide limited advice and assistance in selecting a site, analyzing a location, and negotiating a lease upon request. Learningrx will analyze the location by examining population density, traffic patterns, and proximity to other Learningrx Centers. However, the franchisor may reject any location in its discretion, but consent will not be unreasonably withheld.

The lease must contain provisions that, upon termination of the agreement, Learningrx has the option to assume the franchisee's remaining lease obligations or execute a new lease for the remaining term. Additionally, all default notices to the franchisee must also be sent to Learningrx, and Learningrx has the option to cure any default and assume the franchisee's obligations under the lease. Learningrx also reserves the right to receive an assignment of the leasehold interest from the franchisee upon termination or expiration of the term.
