3. Agreement of Landlord.
- 3.1 Landlord agrees to furnish Franchisor with copies of any and all letters and notices to Tenant pertaining to the Lease and the Premises at the same time that such letters and notices are sent to Tenant.
- 3.2 Landlord further agrees that, if it intends to terminate the Lease, Landlord will give Franchisor the same advance written notice of such intent as provided to Tenant, specifying in such notice all defaults that are the cause of any proposed termination. Franchisor shall have the right to cure, at its sole option, any such default within the time periods granted to Tenant under the Lease.
- 3.3 If neither Tenant or Franchisor cures all such defaults within the prescribed time periods (or such longer period as may be specifically permitted by the Lease), then the Landlord may terminate the Lease, re-enter the Premises and/or exercise all other rights as set forth in the Lease. Landlord will promptly notify Franchisor of any expression by Tenant of its desire to terminate the Lease.

What This Means (2025 FDD)
According to Kitchen Solvers's 2025 Franchise Disclosure Document, the landlord must furnish Kitchen Solvers with copies of any and all letters and notices to the tenant (the franchisee) pertaining to the lease and the premises. These copies must be provided to Kitchen Solvers at the same time the letters and notices are sent to the franchisee. This ensures Kitchen Solvers is informed of all communications regarding the lease.
Additionally, if the landlord intends to terminate the lease, they must provide Kitchen Solvers with the same advance written notice of such intent as provided to the franchisee. This notice must specify all defaults that are the cause of the proposed termination. Kitchen Solvers then has the right, at its sole option, to cure any such default within the time periods granted to the franchisee under the lease.
Furthermore, the landlord is obligated to promptly notify Kitchen Solvers of any expression by the franchisee of their desire to terminate the lease. This provision allows Kitchen Solvers to stay informed about the franchisee's intentions regarding the lease and take appropriate action to protect their interests. These stipulations are outlined in the 'Agreement of Landlord' section of the franchise agreement.
