What This Means (2025 FDD)
According to Itan's 2025 Franchise Disclosure Document, the estimated monthly rent for a salon ranges from $1,800 to $8,000. The FDD indicates that rent costs can fluctuate significantly based on factors such as the salon's size, its location, and prevailing local market conditions. Itan expects most salons to be between 1,500 and 2,000 square feet, ideally around 1,700 square feet, and include 10 to 15 rooms.
In addition to monthly rent, landlords typically require a security deposit, often equivalent to one or two months' rent. The initial investment estimate includes a security deposit equal to one month's rent. The FDD also notes that the franchisee's initial three months' rent is accounted for under "Additional Funds".
Prospective Itan franchisees should carefully research local real estate markets to understand the specific rental costs in their desired area. They should also factor in potential landlord contributions towards leasehold improvements, known as a Tenant Improvement (TI) Allowance, which could offset some initial construction costs but might also result in increased monthly rent to amortize the allowance over the lease term. Some franchisees may also choose to purchase the real estate, but the cost varies widely and is not included in the estimate.
