The cost of leasehold improvements will vary depending on numerous factors, including: (a) the size and configuration of the premises; (b) pre-construction costs (such as demolition of existing walls and removal of existing improvements and fixtures); and (c) cost of materials and labor, which may vary based on geography and location.

These amounts are based on the cost of adapting our prototypical architectural and design plans to remodel and finish-out of Hyper Kidz Businesses and the cost of leasehold improvements.

Our estimate does not include any tenant improvement allowance you may negotiate.

What This Means (2024 FDD)

According to the 2024 Hyper Kidz Franchise Disclosure Document, the estimated cost for leasehold improvements does not include any tenant improvement allowance that a franchisee may negotiate with their landlord. The cost of leasehold improvements for a Hyper Kidz franchise can range from $250,000 to $900,000. This broad range is due to factors such as the size and configuration of the premises, pre-construction costs like demolition and removal of existing fixtures, and the cost of materials and labor, which can vary by location.

For a prospective Hyper Kidz franchisee, this means the initial investment could be higher if they do not negotiate a tenant improvement allowance. Tenant improvement allowances are financial contributions from the landlord to help cover the costs of customizing the space to fit the franchisee's specific needs. These allowances can significantly offset the expenses associated with leasehold improvements, making it crucial for franchisees to negotiate favorable lease terms.

Given that the Hyper Kidz estimate does not include this potential offset, franchisees should proactively engage in lease negotiations to secure an allowance. The FDD indicates that the leasehold improvement costs are based on adapting prototypical architectural and design plans to remodel and finish the Hyper Kidz Business location. Franchisees should factor in the potential for these costs to fluctuate based on their specific location and the extent of required modifications. It would be prudent for prospective franchisees to consult with experienced real estate professionals and legal counsel to navigate lease negotiations effectively and understand the potential impact on their overall investment.
