What This Means (2025 FDD)

According to Hawthorn Suites By Wyndham's 2025 Franchise Disclosure Document, a PIP refers to a Property Improvement Plan. For franchisees converting an existing hotel into a Hawthorn Suites By Wyndham location, or in the case of a transfer, Hawthorn Suites By Wyndham will inspect the facility. Following the inspection, Hawthorn Suites By Wyndham will create a PIP outlining the improvements needed to meet brand standards before the facility can operate under the Hawthorn Suites By Wyndham service marks.

The PIP is a crucial document for prospective franchisees of existing hotels because it details the specific upgrades and renovations required to align the property with Hawthorn Suites By Wyndham's brand standards. These improvements can range from minor cosmetic changes to significant structural or system upgrades, all of which can impact the franchisee's initial investment and timeline for opening. The PIP is attached to the Franchise Agreement when it is signed, making it a binding commitment for the franchisee.

Understanding the scope and cost of the PIP is essential for franchisees to accurately assess the financial feasibility of the conversion or transfer. Franchisees should carefully review the PIP with contractors and consultants to estimate the expenses involved and negotiate any unclear or potentially costly requirements with Hawthorn Suites By Wyndham before signing the Franchise Agreement. This proactive approach can help avoid unexpected costs and delays during the renovation process and ensure a smoother transition to operating under the Hawthorn Suites By Wyndham brand.
