Answer from 2025 FDD Document

Note 2: Lease Payments. You must purchase or lease retail space in which to operate your FAT SHACK Restaurant. A FAT SHACK Restaurant requires between 1,200 to 2,500 square feet of space,

and is typically located in a mall, strip center, or office or retail building on or close to a college campus. Typically, smaller leased space have higher rent rates on a price per square foot basis. Sometimes, landlords are willing to give one or more months of free rent or other lease concessions. These types of concessions are not considered in the chart. We have estimated the lease rent rates in the chart based on lease rates incurred by our current and past affiliates. However, the lease rate will vary considerably from location to location.

If you purchase property or a building, or both, for your FAT SHACK Restaurant, your additional costs will depend on the location and size of the land and building, and the market to purchase real estate in your area. We do not typically invest in the land and building for a FAT SHACK Restaurant. We are unable to estimate these costs due to the significant variances based on location and market conditions.

What This Means (2025 FDD)

According to Fat Shack's 2025 Franchise Disclosure Document, a Fat Shack restaurant typically requires a retail space of 1,200 to 2,500 square feet. These restaurants are often situated in malls, strip centers, or office and retail buildings, with a preference for locations on or near college campuses.

The FDD notes that smaller leased spaces generally have higher rent rates per square foot. While landlords may offer incentives such as free rent or other lease concessions, these are not factored into the estimated lease rent rates provided in the document. The lease rent rates are based on the experiences of current and past Fat Shack affiliates, but it's important to recognize that these rates can vary significantly depending on the specific location.

While Fat Shack does not typically invest in the land and building for a restaurant, the document acknowledges that franchisees may choose to purchase property. However, the FDD is unable to estimate these costs due to the wide variations in real estate prices based on location and market conditions. Prospective franchisees should carefully consider these location factors and associated costs when evaluating a Fat Shack franchise opportunity.
