Under what circumstances might Even Hotels franchisees be required to renovate or replace items earlier or more frequently than the standard schedule?
Even_Hotels Franchise · 2025 FDDAnswer from 2025 FDD Document
In addition to your obligation to repair and maintain the hotel on an ongoing basis, and regardless whether Holiday has required you to establish a Capital Reserve, you must complete significant renovations of the Hotel, including, but no limited to, the public areas, guest rooms and guest room corridors. The mandatory renovations include replacement of Soft Goods at least every seven (7) years after such Soft Goods were installed and replacement of Case Goods at least every fourteen (14) years after such Case Goods were installed, although earlier or more frequent renovations or replacements may be required to maintain compliance with the Standards, quality and guest satisfaction programs or to remove risk of injury to persons or property and to comply with legal requirements.

What This Means (2025 FDD)
According to Even Hotels' 2025 Franchise Disclosure Document, franchisees must typically replace soft goods every seven years and case goods every fourteen years. However, Even Hotels may require franchisees to replace these items more frequently under certain conditions. These conditions include maintaining compliance with Even Hotels' standards, quality and guest satisfaction programs, removing any risk of injury to persons or property, and ensuring compliance with all applicable laws.
This means that if the condition of the soft goods or case goods deteriorates faster than expected due to heavy use, damage, or changes in brand standards, Even Hotels can mandate an earlier replacement. This ensures that all Even Hotels locations maintain a consistent level of quality and safety, which protects the brand's reputation. Franchisees need to be prepared for the possibility of these accelerated replacement cycles, as they are responsible for funding all ordinary and extraordinary maintenance, repairs, capital improvements, and renovations of the hotel.
While Even Hotels provides standard renovation schedules, franchisees should proactively monitor the condition of their hotel's furnishings and fixtures. Staying ahead of potential issues and addressing them promptly can help avoid any surprises or urgent demands for early replacements. Additionally, maintaining open communication with Even Hotels regarding any concerns or potential needs for renovation can help ensure a smooth and cost-effective process.
