Even_Hotels Franchise · 2025 FDD

Answer from 2025 FDD Document

If your Hotel has 150+ guestrooms SCH will require your Hotel to utilize the Opera or Opera Xpress PMS provided by Oracle America, Inc. Currently EVEN Hotels (with less than 150 rooms) will utilize the Cloud PMS. Currently HotelKey is the only Cloud PMS provider but others may be added in the future. You must enter into a license agreement with the supplier for this PMS option (see Exhibit G-12). You must also obtain from the supplier of the PMS, for a fee, ongoing maintenance and support for all other PMS components, including software, PMS software upgrades and required Brand Standard system interfaces to the PMS (see Item 11).

You must also pay support fees for the other components of property-level systems, such as PMS equipment maintenance, and for other systems which interface to the designated PMS system; such as the telecommunications system, the electronic door locking and keycard system, and the specialized sales software. Hardware and software maintenance fees may vary based on the number of rooms at the Hotel.

What This Means (2025 FDD)

According to Even Hotels' 2025 Franchise Disclosure Document, if a hotel has 150 or more guestrooms, Even Hotels requires the hotel to use the Opera or Opera Xpress PMS provided by Oracle America, Inc. For Even Hotels with less than 150 rooms, the Cloud PMS is utilized. Currently HotelKey is the only Cloud PMS provider, but others may be added in the future.

As a prospective franchisee, this means that the choice of PMS depends on the size of the Even Hotels property. Larger properties are mandated to use Opera or Opera Xpress, while smaller properties use Cloud PMS. The franchisee must enter into a license agreement with the supplier for the PMS option.

The franchisee is also responsible for obtaining ongoing maintenance and support for all other PMS components, including software, PMS software upgrades, and required Brand Standard system interfaces to the PMS, for a fee, from the supplier of the PMS. Additionally, the franchisee must pay support fees for other components of property-level systems, such as PMS equipment maintenance, and for other systems which interface to the designated PMS system, such as the telecommunications system, the electronic door locking and keycard system, and the specialized sales software. Hardware and software maintenance fees may vary based on the number of rooms at the hotel.
